Xanthos is a location-analysis tool for Calgary, Alberta. The commercial track reads the Land Use Bylaw against an address to assess zoning legality and site suitability for a stated business use. The residential track scores an address on day-to-day livability and as an investment, using demographics, market comparables and community data. Both read the same underlying data layer.
You need an account to save reports, run AI-generated verdicts, or use the commercial tools. You're responsible for the accuracy of the information you provide and for activity under your account. Tell us if you believe your account has been accessed without your permission.
Accounts run on a monthly allowance of standard analyses and, on paid plans, a separate allowance of AI-generated verdicts. Allowances reset each billing period and unused credits do not carry over. We may change plan pricing or allowances going forward; changes won't apply retroactively to a period you've already paid for.
Use Xanthos for your own analysis, not to systematically scrape, resell, or redistribute the underlying data. Don't attempt to circumvent usage limits, probe the service for vulnerabilities, or use it in a way that degrades access for other users. We can suspend or terminate accounts that violate this.
Xanthos is provided "as is." We work to keep the underlying records accurate and current, but we don't guarantee that every figure is complete or error-free, and we are not liable for decisions made on the basis of a report. To the extent permitted by law, our liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.
You can close your account at any time from your profile settings. We can suspend or terminate an account for a violation of these terms, and will make a reasonable effort to tell you why. Sections that by their nature should survive termination — liability, acceptable use for any data you already downloaded — continue to apply.
We may update these terms as the product changes. Material changes will be reflected by the "last updated" date above; continued use after a change means you accept the update.
These terms are governed by the laws of Alberta, Canada, without regard to conflict-of-law rules.
